Our rental agreements are customized to protect both you and your tenant. They include important details such as:

Tenant rules (e.g., pet policies, noise regulations)
Deposit requirements – We ensure the agreement is legally compliant and in line with current tenancy laws.
We prioritize maintenance requests and ensure that issues are addressed promptly. Tenants can submit requests via the PropertyMe portal, email, or phone. We will keep you informed and handle all necessary repairs efficiently.
Regular inspections are important to ensure your property is well-maintained. We recommend a routine inspection every 3–4 months. You’ll receive a detailed report with photographs, and we’ll notify you in advance of the inspection date.
If a tenant needs to break their lease early, we’ll help manage the process in accordance with the Queensland Residential Tenancies and Rooming Accommodation Act. You will be entitled to recover costs in the form of compensation as per the table below. We’ll work with you to minimize the impact and find a new tenant as quickly as possible.

If a tenant falls behind on rent, we’ll promptly contact them to resolve the issue. We may issue reminders, notices, and provide payment plans if necessary. If the issue persists, we follow the correct legal procedure for eviction if the tenant is non-compliant with rental payments.
Tenants must request approval for pets using a Pet Application Form. You can approve or deny the request based on your property’s suitability and any conditions you set (e.g., size of the pet, areas where the pet can roam). We’ll help you navigate the pet request process in line with the current Queensland legislation.
You are allowed to enter the property, but proper notice must be given. Generally, you must provide at least 48 hours’ notice before entering for non-emergency reasons, such as repairs or inspections. In an emergency, you may enter without notice.
Once a Notice to Leave (Form 12) or Notice of Intention to Leave (Form 13) has been issued, landlords and property managers are limited to entering the property no more than twice within a 7-day period. This restriction helps minimize disruption for tenants during the transition period. Residential Tenancies Authority
We keep you updated on the latest legislative changes, such as safety regulations, smoke alarm compliance, and health and safety standards. Our team will ensure your property adheres to all Queensland rental laws to avoid fines and penalties.
We follow the Queensland Residential Tenancies and Rooming Accommodation Act for legal evictions. If a tenant breaches their agreement (e.g., failing to pay rent, causing damage), we will guide you through the eviction process, ensuring all legal steps are followed to minimize risks.
As a landlord, you are responsible for maintaining the property in a safe and habitable condition. This includes major repairs, such as plumbing, electrical issues, and structural problems. Tenants are responsible for minor repairs and general upkeep, as outlined in the lease agreement.
The standards require rental properties to meet specific criteria, including:
Being weatherproof and structurally sound
Having fixtures and fittings in good repair and not likely to cause injury
Locks on windows and doors
Being free of vermin, damp, and mould
Providing privacy coverings
Ensuring adequate plumbing and drainage
Offering functioning kitchen and laundry facilities (where supplied)
Disputes can be resolved through open communication. If necessary, we will help mediate and, if required, involve the Queensland Civil and Administrative Tribunal (QCAT) for legal resolution. We aim to address issues quickly and amicably to prevent escalation.
Once your tenant vacates the property, we conduct a final inspection to assess the condition and ensure the property is left in good order. If any damage is found, we’ll assist in addressing the issue and processing any claims through the bond refund process.
